36 Shore Road This is a one hundred year old timber sea side holiday hut.
Which was refurbished two years ago
Thne house has stabilised foundations ,which proved a major exercise.
The builder to insulated the underneath of the timber floor and fitted a breathable membrane underneath.
The following season -
The owners removed the rough cast external plaster , repaired the frame, thickened the frame to accommodate insulation, sealed for air tightness , replaced the asbestos slate roof with slate ( wider to accommodate the increased width)’formed storage accommodation in the roof space, deepened the rebates of the existing front bay windows to accommodate double glazing, sealed the openable lights, fitted new bespoke wooden windows with modern seals and double glazing into the timber frame ,and covered the insulation with Bitroc then a ventilated cavity with a weatherboard rain shield. They left the existing asbestos walls as these have been wall papered and presented no hazard. They incorporated heat recovery ventilation, renewed the electrics and plumbing, the space heating is provided by a room sealed gas heater.
The end result is an extremely energy effcient property.
